Coronado at Doral Architectural / Unit Modification Requests

Planning an interior upgrade? (Per Florida Statue 718.113 and Association Guidelines) Any Flooring Replacement, Kitchen Remodel, Bathroom Renovation, Electrical Work, Plumbing Work, Painting / Interior Finish, or AC / HVAC Work requires prior written approval from the Association. Before hiring contractors, submit an Architectural Modification Request with detailed plans/specs, contractor licenses and certificates of insurance naming the Association as additional insured, proposed schedule, and any required city permits. Applications are typically reviewed within 15–30 days, and you’ll receive a written decision by email. Work may not begin until approval is issued; unapproved work may be subject to fines and restoration at the owner’s expense. All projects must protect common areas (hallways, debris removal), observe posted construction hours, and comply with the Declaration, Rules & Regulations, and building codes. Architectural Modifications (Interiors) — Approval Required

HOW TO APPY

  • Complete the Architectural Modification Request.
  • Gather the required Supporting Documents (below).
  • Submit your package via [Association Portal/Email].
  • Typical review time: 15–30 days. You’ll receive a written decision via email.
  • All projects must protect common areas (elevator pads, hallways, floors), follow posted construction hours, and comply with the Governing Documents, City of Doral codes, and any Miami-Dade requirements. Unapproved work may result in fines, suspension of work, and restoration at the owner’s expense.

SUPPORTING DOCUMENTS (required before approval if applicable)

Please attach the following with your request:

  • Contractor’s License & Insurance Certificate (listing the applicable Association as Additional Insured; Workers’ Compensation; $1,000,000 liability per occurrence)
  • City of Doral Building Permit(s) or Application(s) (as applicable)
  • Detailed plans or drawings of the proposed work
  • Estimated start and completion dates
  • Material specifications (e.g., tile, flooring, fixtures; include sound-control ratings for hard-surface flooring)

Tip: For flooring over concrete, include the acoustic underlayment product data (IIC/STC ratings).

 

CONTRACTOR BULK TRASH & DEBRIS REMOVAL RULES

  • Debris Removal Required: All contractors/subcontractors must remove all bulk trash, construction debris, and renovation materials from the property daily. No debris may be left in units, hallways, common areas, garages, landscaping, or any condominium property.
  • Approved Disposal: Debris must be taken to an approved off-site facility. Use of on-site dumpsters or trash receptacles is prohibited without prior written approval from the Association.
  • Refundable Deposit: Before work begins, contractors must post a $1,000.00 refundable deposit to guarantee compliance and cover potential removal costs.
  • Forfeiture of Deposit: If any trash/debris/materials remain on the property after completion, the deposit will be forfeited in full. The Association may perform removal and recover any additional costs.

 

COMMON RENOVATIONS REQUIRING CITY PERMITS (City of Doral)

  • Flooring Replacement: Especially where materials may affect sound transmission or involve structural elements.
  • Kitchen & Bathroom Remodels: Any changes to plumbing, electrical, or structural components.
  • Electrical Work: Rewiring, new circuits/outlets, panel upgrades.
  • Plumbing Work: Modifications to water lines, drainage, or fixture relocations.
  • HVAC (Air Conditioning): Replacement or relocation of units and associated mechanical/electrical work.

 

CITY OF DORAL PERMIT APPLICATION PROCESS — Overview

  • Complete the Permit Application (City of Doral form; fill out all sections accurately).
  • Provide Required Documentation (as applicable):
  • Notarized Owner and Contractor signatures
  • Contractor Registration
  • Owner/Builder Affidavit (if applicable)
  • Miami-Dade NOA or Florida DBPR Product Approval
  • Floor plans/diagrams indicating scope of work
  • Notice of Commencement (NOC) for jobs over $5,000
  • Submit the Application: Through the City of Doral Customer Service Portal or in person at the Building Department.
  • Pay Applicable Fees: Fees vary by scope and trade.
  • Schedule Inspections: After permit issuance, inspections must be completed to confirm compliance with approved plans and codes.

 

IMPORTANT NOTICES

  • Association Approval First: Obtain ARC approval before applying for City permits; additional Association standards may apply.
  • NOC Thresholds: NOC required for projects > $5,000 (except HVAC, which requires an NOC for projects > $15,000).
  • Emergency HVAC: For emergency HVAC replacements, contact the Chief Mechanical Inspector before starting work to avoid penalties.
  • Work Hours & Access: Follow posted construction hours and coordinate parking, and access with Management in advance.
  • Owner Responsibility: Owners are responsible for contractor conduct, damage to common elements, and compliance with all rules.
